Carlton House is an old people's home situated in the relaxed setting of Royal Leamington Spa. It was one of the first green roofs to be laid by Bauder some 15 years ago.
Reason for Green Roof
The brief for the project was to create a roof top garden for the occupants to enjoy all year round, whilst providing a 100% watertight solution that was practical to maintain and aesthetically pleasing.

Waterproofing Build-Up Bauder VB4–Expal Vapour Barrier, 4mm thick featuring an expandable aluminium lining and utilising SBS modified elastomeric bitumen giving total vapour impermeability and providing initial waterproofing integrity during the system’s installation.
Bauder Eurotherm Insulation, rigid CFC and HCFC free thermal insulation.
Bauder Underlayer, 5mm thick highly modified with SBS elastomeric bitumen and reinforced with a very high tensile polyester carrier.
Bauder 6mm Rootbar Capping Sheet -incorporating a unique copper root resistant lining to prevent damage from more vigorous rooting plant species. This ‘intensive’ system provides the ideal solution to any roof scenario where planting diversity and low weight is required. Able to sustain grasses, shrubs, small trees and flowers, the plant variation requirement from Carlton House was met as standard.
Green Roof Build Up Waterproofing layers incorporating the Bauder drainage board system to allow water run off, minimal roof falls.
Various planting finishes exist comprising planting boxes, paved areas and soft landscaping including trees, small shrubs and ornamental flowers.

A beautiful roof top garden was created with minimum fuss and maximum recreational practicality ensuring that the residents would have all year round interest for years to come. Sympathetically built to echo the architectural structures surrounding it, providing a unique platform from which to view the city.
